New home construction is an exciting project that many people dream for years. There are myriad of details that are to be considered before you can get started. The first and most important is the choice of actual location. Once you’ve chosen your location everything else becomes very easy.

Most of us don’t have any idea what actually happens during a construction process. For this reason, many home buyers ask a lot of questions: When they can visit the site? What does the construction process involves? How long will it take to build the house?

A well built custom home is the result of combining a great builder and a well thought out plan. If you’re puzzled and asking the same questions, in this article we’ll help you understand the basics of home construction project. You’ll get a brief overview on how the construction process works.

Pre-Construction

Before the actual construction begins, it’s important to develop, finalize and submit the floor plans to municipal office for review to secure a building permit. This building permit is required for various construction work including sewer, electrical connection, plumbing, septic system, and home building. Home builder also carries out site tests to study the soil, water table, capacity of the ground, and few environmental tests.

Foundation

After getting building permit and doing all necessary tests, the land of your house will be prepared. Mostly top soil is removed with machines and piled at some other place to be used later on. Then excavation is carried out, and footings are formed and poured. After this, wall foundation is erected. This process uses preserved wood or temporary wooden forms, or permanent insulated blocks. Builders also install weeping tiles to drain away ground moisture away from the house. At this stage, you will have to decide on cabinets, flooring, tiles, and much more.

Framing

In this phase builder will erect a framing skeleton. In this stage exterior sheeting (or any other framing technique) will also be applied. Frames will also be constructed on the floor. Doors and windows are also installed during this stage. At this stage, basement floor will also be constructed and installed. Plumbing and electrical are roughed in, along with the cooling, heating, and ventilation. During this stage, local municipal authorities will carry out structural inspection to ensure house is being built according to the building codes. Plumbing and electrical inspections will also conducted.

Interior and exterior work

In this stage, interior and exterior work will be done simultaneously. The heating and cooling systems are installed, the insulation on exterior walls is done and vapor barrier is also applied. During this process, the ceilings and walls will also be painted, the cabinets for bathroom and kitchens installed and the flooring is laid. Additionally, during this stage, the builder will stay in touch with you to keep you updated on the progress.

Choosing the right builder

Choosing the right builder is important for your new home construction process. A good builder will come to the table with years of hands on experience, and will save you a lot of headache in the process. These builders will offer you various house plans to choose from within a master planned community.
